REITs作為房地產的替代投資品在國外發展有很長時間，各經濟體REITs推出時點與其房地產行業發展所處階段相關。自1960年美國首次推出REITs以來，縱觀全球各經濟體REITs推出時間點，各經濟體推出REITs有兩個目的：

1、在經濟或房地產市場遭遇困難時，通過REITs加速資金流向房地產市場，提升社會投資水平。

2、部分國家推出REITs主要為增強本國房地產競爭力。

目前，全球REITs市值超過了1萬億，美國占據近7成的份額，毫無疑問是全球最大的REITs市場。澳大利亞和英國分列全球REITs總規模第二、三位，分別佔比9.2%和5.7%。

Westfield Group是全世界最大的商業地產公司，總部位於澳大利亞。截至2016年底，西田集團在美國、英國和歐洲擁有並經營了35個購物中心，資產價值310億美元，年凈利近14億美元；在澳大利亞和紐西蘭投資並開發了39個購物中心，資產總價值達到323億澳元，年凈利潤近30億澳元。

1、經營策略

分拆上市後，Westfield holding 和Westfield Property trust 股價上漲，並且WestfieldHolding 旗下全資控股的位於澳大利亞的6個購物中心 Miranda, Hornsby, Figtree, Toombul, Airport West, North Rocks 轉讓給Westfield Property Trust，總面積16.67萬平米，價值一億澳元。

Westfield Property Trust享受的租金收益，以及物業及商業管理的增值使得機構和個人投資者進而提供了有力的資金支持。Westfield 開發項目收回成本周期縮短，運轉速度加快。REITS為它走向全球擴張的道路。

B. 出國需要什麼手續

(二)有利於鞏固上海和香港兩個金融中心的地位。滬港通有助於提高上海及香港兩地市場對國際投資者的吸引力，有利於改善上海市場的投資者結構，進一步推進上海國際金融中心建設；同時有利於香港發展成為內地投資者重要的境外投資市場，鞏固和提升香港的國際金融中心地位。
(三)有利於推動人民幣國際化，支持香港發展成為離岸人民幣業務中心。滬港通既可方便內地投資者直接使用人民幣投資香港市場，也可增加境外人民幣資金的投資渠道，便利人民幣在兩地的有序流動。
